How much deposit do I need?

The deposit required depends on the property, mortgage type and lender. Some residential mortgages may be available with a 5% deposit, while Buy to Let and specialist lending usually require more. We’ll explain the options available for your circumstances.

How much can I borrow?

The amount you can borrow depends on your income, regular commitments, credit history, deposit and the lender’s affordability assessment. We’ll review the full picture and give you a realistic borrowing range before recommending a mortgage.

How long does the process take?

Timescales vary with the lender, property and complexity of the application. A straightforward mortgage offer may take a few weeks, but the wider purchase can take longer. We’ll set expectations at the outset and keep you updated throughout.

Do I need a mortgage agreement in principle?

It is not a formal mortgage offer, but an Agreement in Principle can show what a lender may be prepared to lend and demonstrate to sellers that you are ready to proceed. We can arrange one when it is useful.

Can I use gifted deposit money?

Many lenders accept a gifted deposit, most commonly from a close family member. The person providing it will normally need to confirm that it is a gift rather than a loan and provide evidence of where the money came from.

What fees should I budget for?

Depending on your purchase, costs may include solicitor and conveyancing fees, a valuation or survey, lender or broker fees, removals and Land and Buildings Transaction Tax. We’ll help you identify the likely costs early.

When should I arrange life insurance?

It is sensible to review protection while arranging your mortgage so suitable cover can be ready when the purchase completes. We’ll discuss what you want to protect and recommend cover based on your needs and budget.
