Can I keep my current mortgage?

Possibly. Some mortgages can be ported to a new property, subject to a fresh affordability assessment and the lender’s criteria. We’ll compare porting with taking a new deal, including any fees or early repayment charges.

How much can I borrow?

The amount you can borrow depends on your income, regular commitments, credit history, deposit and the lender’s affordability assessment. We’ll review the full picture and give you a realistic borrowing range before recommending a mortgage.

Do I need to sell my home before buying another?

Not always, but your sale and purchase usually need to be coordinated unless you can fund both properties at once. We’ll explain the mortgage options and the financial implications of buying before your existing home is sold.

How long does the moving process take?

There is no fixed timescale because it depends on the chain, legal work, survey and mortgage approval. Many moves take several months from offer to completion. We’ll progress the mortgage promptly and keep in touch with the other parties.

When should I apply for my mortgage?

Speak to us before you begin making offers so we can assess affordability and arrange an Agreement in Principle if appropriate. The full mortgage application is normally submitted once your offer on a property has been accepted.

What costs should I budget for?

Typical moving costs include solicitor and conveyancing fees, a survey, lender or broker fees, removals and any applicable Land and Buildings Transaction Tax. There may also be estate agency fees and early repayment charges on your current mortgage.

Should I port my mortgage?

Porting can be worthwhile if your current rate is competitive or an early repayment charge applies, but it still requires a new application and may not cover all the borrowing you need. We’ll compare the overall cost with alternative mortgages.
